If you require finance for your purchase, it is essential before even commencing your search to establish how much you are able to borrow. Selectiv have no in-house financial services, we do however work with a number of local financial advisors who provide independent financial planning and advice, whether you are purchasing a new home or wishing to re-mortgage. For a quick check though, there are many online mortgage calculators you can use to gauge how much you may be able to borrow. Please note we would always advise you to seek professional advice before progressing with any commitment.

We recognise that our clients are busy people and therefore we are open later to accommodate your schedule, meaning viewings can be arranged after work and at weekends.

Demand in the residential market is high and therefore we advise serious purchasers to act quickly.

4. Making an offer

When you have found a property that meets your criteria Selectiv assist you in putting together a formal offer. All offers made on your behalf will be subject to contract and stipulate any conditions that you have.

It should be noted that at the offer stage you will be asked to provide proof of your financial ability to enter in to a contract to make the purchase.

Selectiv takes care of the steps that follow your offer being accepted and will confirm to all parties in writing the agreed sale price.

We will prepare the associated sale documents and advise you when to instruct your financial advisor and solicitor.

We appreciate that buying a home can be a costly experience, however we do encourage you not to choose a solicitor based on their fees alone. We strongly advise using a firm that has local knowledge, our experience has shown that online solicitors or ones that have little or no experience of the local area can delay the process and cause unnecessary stress. Selectiv work with a number of local solicitors and can provide you with a quote, please ask for details. With that said, our role is to ensure we take as much of the stress out of the buying process and will work with whoever you chose to appoint – after all, it’s your purchase.

7. Survey and mortgage offer

7. Survey and mortgage offer

Your lender will instruct a surveyor to undertake a survey of the property you are purchasing and advise on the property’s value, also identifying any structural issues that the property may have.

Upon receipt of the surveyor’s valuation, the lender will issue to you and your solicitor a formal offer which will need to be signed and returned.

Our role throughout the process is to facilitate the sale by continually negotiating and driving the transaction forward on your behalf, ensuring minimal time and complications in completing. Unlike many online estate agents, our dedicated staff will work hard to provide a service that makes the process as simple and efficient as possible for all parties concerned, ensuring we liaise with estate agents and solicitors involved in your chain.

9. Exchange of contracts

When your solicitor has satisfied itself that all contract enquiries have been answered adequately then the exchange of contracts can take place.

Following signature by both you and the vendor, your solicitor will arrange for payment of a deposit (typically 10% of the agreed purchase price). A date for completion is then agreed between parties.

Your solicitor will arrange for the transfer of the remaining balance of the purchase price to the vendors solicitor account. At this point keys for the property can be released and the buying process is completed.
